Interior / Attached ADU Size Limits

  • Maximum 800 sq ft of habitable floor area for an internal or attached in-home apartment.

Detached ADU Size Limits

  • Maximum habitable area for a detached accessory unit: 500 sq ft on small lots (under 18,000 sq ft in NL-1/NL-2; under 11,250 sq ft in NL-3/NL-4/NM-1), otherwise 800 sq ft.

Max Units

  • NL-1 to NL-3: 1 ARU per lot; NM-1: ≥7,500 sf = 2 ARUs per lot, <7,500 sf = 1 ARU per lot (duplexes may have ARUs only with two street frontages or a street and an alley). NL-5: 2 ARUs per lot, total dwelling units on the lot capped at 3 (or 4 if all are deed restricted).

  • No owner-occupancy requirement.

  • Only one STR unit per lot; if the principal dwelling is an STR, the ADU cannot also be an STR (and vice versa).
  • ARU occupancy is limited to Teton County employees, or members of the same household, or intermittent nonpaying guests; rentals must be to local employees.
