  • Maximum size of 1,200 sq ft of gross floor area for an internal or attached accessory apartment (excluding garage space).

Detached ADU Size Limits

  • Maximum detached ADU area of 1,200 sq ft (excluding garage space); in the V-1 zone the cap is 750 sq ft.

Max Units

  • Accessory apartments: up to 1 per lot if <2× min lot area; up to 2 per lot if ≥2× min lot area.
  • Conversions (Accessory building): V-1/V-2 zones max 1 additional dwelling unit per qualifying lot; A-1/A-2 zones max 2 additional dwelling units per qualifying lot.
  • Farm rental units (A-1/A-2): max 3 per lot; max 1 per 35 acres.

Owner Occupancy

  • Owner must reside in the converted dwelling unit or principal dwelling.

Parking

  • 1 off-street space per ADU; principal dwelling parking cannot drop below 2 spaces. Exceptions: new ADU driveways/spaces must be set back at least 5 ft from side/rear property lines and screened; conversions require appropriate off-street parking located out of sight of public roads where feasible.

Rental Restrictions

  • ADUs must be rented as moderate-income units under COAH with restricted rents; a 10-year affordable deed restriction; affirmative marketing by the Township’s Affordable Housing Administrative Agent; leases must be executed in the Agent’s presence and witnessed.
