Detached ADU Size Limits

  • Maximum detached backyard cottage size limited to 1,000 sq ft (footprint) townwide; 750 sq ft in Little Ridgefield NCD; not permitted in TC-2 or Northside NCD.

Max Units

  • 1 per lot for single-family with accessory apartment (attached or detached).
  • 1 per lot for cottage (detached) (or per townhouse development).
  • 0 per lot in Northside NCD (not permitted).

Parking

  • Min: 1 space per ADU bedroom; Cottage: no minimum stated. Max: ADU: none; Cottage: 1 space per bedroom. Exemptions: parking not required within Office/Institutional-3, Office/Institutional-4, or Historic Rogers Road districts; reductions/alternatives under Sec. 5.9.

Rental Restrictions
