- –Maximum detached ADU floor area is 50% of the primary dwelling’s total floor area.
- –Detached ADU building footprint is capped at 1,000 sq ft unless the lot qualifies for an oversized accessory building; on lots ≤1.99 acres the cumulative accessory-building footprint may be up to 2,000 sq ft, on 2.00–3.00 acres up to 2,400 sq ft, and on 14.01+ acres up to 1.30% of lot area; the ADU’s footprint is limited to the remaining amount after other accessory buildings.
- –On lots under 2 acres, combined building footprints may not exceed 20% of lot area (or 2,000 sq ft if the lot is under 10,000 sq ft); the detached ADU may occupy only the remaining amount.
